Zoysia in Zone 8a

Zoysia Lawn Care
the Right Way

Zoysia is slower-growing than Bermuda, which means it is slower to recover from damage but also slower to allow weed encroachment once fully established. Common in Pike Road, Hampstead and newer Prattville developments.

The biggest Zoysia mistake is over-fertilizing — see how our seasonal treatment programme prevents this. Early in the season or applying high nitrogen in autumn. Either causes thatch buildup that eventually blocks water and air movement, leading to large patch and die-back.

  • Moderate shade tolerance — 4+ hours of sun needed
  • Mow at 1–2 inches depending on variety
  • 2–4 lbs nitrogen per 1,000 sq ft per year
  • Large patch risk in fall and spring
  • Slower recovery — damage prevention is key

Weed Control

Dense Zoysia crowds out weeds, but pre-emergent timing still matters. Apply before 55°F soil temp.

🍀

Fertilization

Slow-release nitrogen formulations work best. Split 2–3 times during the growing season only.

🔴

Large Patch

Fall preventive fungicide (Sep–Oct) is the most effective control strategy for Zoysia large patch.

Thatch Management

Zoysia builds thatch faster than Bermuda. Annual aeration prevents water and nutrient lockout.

FAQs

Zoysia Questions

Depends on the yard. Bermuda is better for full-sun, high-traffic areas and recovers faster from damage. Zoysia is better where you want a premium, dense look with slightly more shade and less mowing frequency. Zoysia won't work in heavy shade.
Large patch. It attacks Zoysia in fall when soil temperatures drop below 80°F and stays wet. Preventive fungicide applied in September before symptoms appear is far more effective than trying to cure it after the rings appear in spring.
Every 7–10 days during peak summer growth, at 1–2 inches depending on the variety. Empire Zoysia and Zeon Zoysia perform best at the lower end. Never remove more than one-third of the blade in a single mowing.

Bermuda vs. Zoysia

Which Grass Is Right for Your Montgomery Yard?

Choose Bermuda if your lawn gets full sun all day, you want fast recovery from damage or heavy traffic, and you prefer a lawn that responds quickly to care. Bermuda is the higher-input, higher-reward option.

Choose Zoysia if you want a dense, fine-textured lawn that tolerates some shade, recovers slowly but looks polished year-round, and you prefer a lower-frequency maintenance approach. Zoysia is slower to establish from sod but often outperforms Bermuda over a five-year horizon in partially shaded Montgomery yards — particularly in Pike Road and Hampstead neighborhoods with mature street trees.

Neither grass performs reliably in heavy shade. Under mature oaks and hardwoods with thick canopy, St. Augustine is the only warm-season option that works consistently.

Fall Large Patch

Identifying Large Patch vs. Normal Fall Dormancy

Every fall, Zoysia goes dormant and turns tan-brown. Every fall, homeowners wonder whether they are looking at dormancy or large patch disease. The distinction is straightforward once you know what to look for.

Normal dormancy turns the whole lawn uniformly tan over several weeks as temperatures drop in October and November. Large patch creates distinct circular rings — tan areas with a slightly orange edge — that expand outward from a center point. If the pattern has a defined, circular border, and especially if it was not there two weeks ago, it is large patch, not dormancy.

The most effective treatment window for large patch is September — before dormancy and before the disease has a chance to establish. A preventive fungicide application in early fall is dramatically more effective than trying to treat active disease in the spring when the damage is already done. We schedule fall fungicide as part of the program for all Zoysia and Centipede lawns.
